Street Width Discussion Notes
Safety Advisory Committee Meeting
Of July 14, 2004
Begin with the most restrictive circumstance:
A Street of townhouses with families, loaded with parked cars, subject to high traffic volumes
when the cars are parked on the street, and with limited off street parking. Under these
circumstances, a 38 feet wide street with a combination of two driving lanes and two sided
parking lanes of 7 feet each is appropriate to accommodate the demand for parking and maintain
traffic flow for the number of vehicles. The driving lanes would be 12 feet each or 24 feet total.
Fire Lanes are 24 feet wide. Driving lanes are 10 feet wide or a combined 20 feet. Secondary
Fire lanes are 20 feet wide.
Any deviation from the measured widths should be based on the ability to handle the on street
parking and the probability of having an occurrence that would inhibit emergency vehicles from
gaining access to the property.
On Street Parking RHC Paved Width Rec’s | With Cumulative Enhancements
parking 2 sides 36 and 38 feet wide: Minimum 32 feet wide
parking | side 32 to 36 feet wide Minimum 28 feet wide
no parking 28 to 32 feet wide Minimum 24 feet wide
' Paved Width
The paved width required in the chart above is for a standard subdivision that meets the
minimum subdivision requirements of the City’s code.
Enhancements
Density of Development: Measure: Units per acre or Units on street: “Traffic-shed” 0-2
I have seen one measurement of average daily trips of less than 250 are considered access
streets and are sized accordingly.
Presence of alleys yes =2’
Age Restricted Community yes=2’
Driveway Placement to discourage on street parking opposite another car yes =2’
Driveways need to be explicit on the plans
Off Street Parking 0-2’
Greater setbacks for the garage from front yard to allow parking in front
Wider (double) Driveways
Allow parking spaces in front yard (within the set back) in driveways
Sprinklers in the Dwelling Units yes=2’
Townhouse developments may only use alleys or sprinklers to reduce widths.
The traffic-shed thresholds should be based on the number of vehicle trips per day created by a
given number of households and the types of households. The types may only be general
population and age restricted. Thresholds may be determined in concert with the DPD, Robbins
Hose, Public Works and Planning & Inspections
